Exciting things continue to happen just southeast of downtown Indianapolis'and you could take a front-and-center role in that area, helping lead one of the largest redevelopment projects in city history. With the impending retirement of its current President, Southeast Neighborhood Development, Inc. (SEND) is seeking a visionary and entrepreneurial new leader to guide the organization through its next chapter, which will focus on the Twin Aire neighborhood surrounding the under-construction Marion County Community Justice Campus. This is a unique opportunity to transform what until recently has been a neglected corner of our community but is now part of the IndyEast Promise Zone. It also presents the opportunity to lead SEND'a highly respected, well-resourced community development corporation that is a leader in the Great Places 2020 initiative.

Bringing about positive change is SEND's reason for existence. Since 1991, the community development corporation has invested more than $35 million dollars in affordable housing, commercial renovation, youth development and green space improvements. The results of SEND's efforts in the Fountain Square neighborhood are breathtaking. Property values have increased 90 percent in some areas. Vital services such as a police station and a health clinic meet resident needs. Businesses are thriving, and Fountain Square has become established as one of six Indianapolis Cultural Districts. The next President will be in a position to use SEND's current financial strength to build off these successes'as mentioned, in Twin Aire, but also along the Red Line corridor and in Garfield Park, the Old Southside and other burgeoning neighborhoods in the SEND service area. The ideal candidate for this role will have energy, creativity and a willingness to take calculated risks for the good of the community.

The SEND President reports to the Board of Directors and will be responsible for the overall management of the community development corporation and its subsidiaries, including community relations, retention and supervision of staff, financial and facility management. This is a heavy connecting and relationship-building role and requires the ability to work well with people from all walks of life. He or she will lead the development, implementation and monitoring of all aspects of SEND's operation including administration, real estate development and, property management, programming, budgeting, financial management, personnel, marketing, fundraising and community relations.

Day-to-day responsibilities include the following:

Real Estate Development: Identify community needs throughout the SEND service area and develop projects, programs, and collaborations to address those needs

Relationships: Build strong working relationships with development partners, the City of Indianapolis, funders/financial institutions, small businesses and community-based groups such as Fountain Square Neighborhood Association, Garfield Park, Bates-Hendricks, SECO, FSMA and GVAC EID

Administration and Management: Implement the strategic plan; build and manage the budget; administer grants and contracts; and manage assets effectively

Fund Development: Develop and implement marketing and fundraising plans that effectively promote SEND and its work in the community; build and maintain productive relationships with funders interested in investing in the neighborhoods

The ideal candidate will have at least three years' experience as a leader and/or manager in a real estate development or community development setting as well as a bachelor's degree (master's preferred), though significant experience may be substituted. He or she should also possess the following experience, knowledge, skills and personal characteristics:

Experience and Knowledge
• Understanding of the design and construction process
• Knowledge of affordable housing funding, production, management
• Well-versed in mixed-use and multifamily development
• Experience working with LISC, CDCs, state and local government
• Well-connected in Indianapolis or proven relationship-building skills in another community
• Successful track record of raising funds from a variety of sources

Skills
• Strong leader, experienced working with board, staff and community partners
• Demonstrated ability to share vision and inspire people to reach ambitious goals
• Familiarity with tax credit financing and able to work with professional advisors
• Able to assemble and manage a financial budget
• Community focused, great at soliciting input and listening
